The Denver Custom Home Building Process, Step by Step

Most homeowners planning a custom home in Denver have a design in mind long before they know what actually has to happen, in what order, to turn a lot into a finished house. This guide walks the whole process the way it runs in the Denver metro: what happens before you own the lot, what the jurisdiction wants to see, which trades are licensed and coordinated rather than self-performed, and what decisions you control at each stage.

Stage 1 — Lot Review and Feasibility

The custom home process begins with the land, not the floor plan. Before design starts, the lot has to be tested against the house you want: buildable area after setbacks, allowed height and lot coverage, how utilities reach the site, how water leaves the site, and how construction equipment gets in and out. In infill Denver neighborhoods this is often the tightest constraint in the whole project — a narrow lot with alley-only access can dictate foundation type, crane strategy, and staging before a single wall is drawn.

Feasibility review looks at zoning and overlay districts, existing improvements that have to be removed, easements crossing the property, tree and right-of-way requirements, and whether the lot is served by city water and sewer or needs a well and on-site wastewater system. On unincorporated Jefferson, Douglas, or Arapahoe County parcels, access and utility extension frequently costs more than most owners expect and belongs in the budget before design.

If you have not bought the land yet, this is the cheapest moment in the project to walk away from a bad site. We would rather review a lot with you before closing than redesign around a problem discovered after.

Stage 2 — Survey, Soils, and Site Investigation

An improvement location or topographic survey establishes exactly where the buildable envelope is and how the ground falls across it. A geotechnical (soils) investigation then determines what the house can sit on. This is not a formality along the Front Range: expansive clay and claystone bedrock are common through the Denver metro, and the soils report drives foundation design, slab type, subgrade preparation, and often the drainage design around the house.

Soils findings can change the project's cost meaningfully — a report calling for deeper piers, a structural floor system, or extensive subgrade replacement is a budget event, not a detail. That is exactly why the investigation happens before construction drawings are finalized rather than after.

Site investigation also covers utility locates, existing septic or well documentation, rock or groundwater expectations for excavation depth, and erosion-control requirements the jurisdiction will inspect once ground is disturbed.

Stage 3 — Conceptual Design and Real Budgeting

Design and budget develop together. A plan drawn without a construction budget almost always has to be redrawn, and a budget built without a plan is a guess. The productive sequence is a conceptual layout, then a preliminary budget against real assemblies and finish levels, then refinement until scope and number agree.

The decisions that move a custom-home budget the most are structural and geometric: footprint and story count, roof complexity, ceiling heights, window area and glazing type, foundation type dictated by soils, and how much site work the terrain requires. Finishes matter, but they rarely swing a budget the way a complicated roof or a stepped foundation on a sloped lot does.

We also set the allowance structure at this stage — what is specified exactly, what carries an allowance, and how selections get priced when you make them. Clear allowances are what keep later change orders from feeling arbitrary.

Stage 4 — Architect and Engineering Coordination

Once the concept is settled, the architect develops construction documents while the structural engineer designs the foundation and framing to the geotechnical recommendations. Mechanical design, energy-code compliance documentation, and civil or grading work for the site are coordinated into the same plan set.

Our role in this stage is constructability review and coordination: making sure the details drawn can be built with the access the site allows, that structural and mechanical systems are not competing for the same space, and that the drawing set is complete enough to survive plan review without avoidable resubmittals.

Design and engineering are performed by licensed design professionals. We coordinate their work into a buildable, permittable set — we do not represent architectural or engineering services as our own.

Stage 5 — Permit Preparation and Jurisdiction Review

Which office reviews your plans depends entirely on where the lot sits. A home inside Denver city limits goes through Denver's development services review; a home in Littleton, Centennial, Lakewood, Golden, or unincorporated Jefferson, Arapahoe, or Douglas County goes through that jurisdiction's own process, with its own submittal requirements, review sequence, and inspection expectations. Zoning review, building review, and site or grading review are frequently separate steps within one submittal.

Review timelines vary with jurisdiction workload and — more controllably — with how complete the submittal is. Most avoidable delay comes from incomplete plan sets and resubmittal cycles rather than from the reviewer. Additional approvals may apply: HOA architectural review, right-of-way or sidewalk permits, tree removal, sewer and water tap applications, and stormwater or erosion-control permits.

Stage 6 — Site Preparation and Excavation

This is where we self-perform. Site work begins with erosion control and access, then demolition or clearing, stripping topsoil for reuse, and cutting the building pad to the elevations on the plan. Excavation follows the engineered foundation depth, with over-dig for waterproofing and drain installation, and subgrade prepared and compacted to the soils report's recommendations.

Denver infill work and foothills lots present opposite problems. Infill lots restrict machine size, spoil storage, and truck routing — sometimes requiring haul-off of nearly all excavated material because there is nowhere to stockpile it. Foothills and west-metro lots bring slope, rock, longer utility runs, and switchback access that changes both equipment selection and duration.

Rough grading, foundation drain, utility trenching, and backfill compaction all happen in this stage, and each is inspected. Getting drainage right here is far cheaper than correcting a wet foundation later, which is one of the most common repair calls we get on homes we did not build.

Stage 7 — Foundation and Licensed Trade Coordination

Foundation work — forming, reinforcing steel, concrete placement, waterproofing, and any engineered pier or caisson system — is executed by licensed concrete and specialty subcontractors under our coordination and supervision, to the engineer's drawings and with the engineer's or jurisdiction's observations as required. We are transparent about that division: we manage the schedule, sequence, quality, and inspections; the licensed trade performs the work.

The same applies to electrical, plumbing, mechanical, and roofing scopes. Colorado requires licensed trades for that work, and our job is to select competent partners, sequence them so nobody is working over unfinished work, and hold them to the drawings and the inspection schedule.

Before framing starts, the foundation is surveyed for location and elevation, waterproofing and drains are verified, and the required inspections are passed and documented.

Stage 8 — Framing and Dry-In

Framing turns the drawings into a structure: floor systems, walls, roof structure, sheathing, and structural connections per the engineered plans. Framing is inspected, and any engineered element — beams, hold-downs, shear walls, tall walls — is verified against the structural set rather than assumed.

Dry-in follows quickly because the Front Range gives you weather in every season: roofing underlayment and roofing, weather-resistive barrier, flashing details, and windows and exterior doors installed so the interior can be protected. Long-lead items — windows, trusses, custom steel, large glazing units — are ordered far earlier than they are installed, because their arrival dates, not crew availability, often set this stage's pace.

Once the house is dry, interior trades can work independent of weather, which is where a schedule regains stability.

Stage 9 — Mechanical, Electrical, Plumbing, and Insulation

Rough-in runs the systems through the open structure: plumbing supply and drain, waste, and vent lines; HVAC ducting, equipment locations, and combustion air; electrical circuits, panel, low-voltage, and lighting boxes; and any radiant, snowmelt, or specialty systems. These trades overlap in the same cavities, so coordination in the field is the difference between a clean install and a compromised one.

Each rough-in is inspected before it is covered. Only after plumbing, mechanical, electrical, and framing inspections pass does insulation and air sealing go in, followed by its own inspection where required, then drywall.

This is also where energy-code compliance is verified in practice — insulation levels, air sealing, and duct integrity are checked, not just specified.

Stage 10 — Inspections Through the Build

Inspections are not a single event at the end. They punctuate the whole schedule, and every one of them is a scheduling dependency: work cannot be covered until the inspection behind it passes. The typical sequence includes footing and foundation, underground plumbing, drain and waterproofing, framing, rough electrical, rough plumbing, rough mechanical, insulation, and a final inspection ahead of the certificate of occupancy. Site, grading, and erosion-control inspections run in parallel.

Exact inspection lists, ordering, and scheduling lead times differ by jurisdiction. Part of managing a Denver-area build is knowing each office's rhythm and booking inspections so crews are not standing idle waiting for one.

Stage 11 — Interior and Exterior Finishes

Finish work is the longest-feeling stage because it is the most visible and the most decision-dependent. Interior sequence generally runs drywall, paint, interior doors and trim, cabinetry, countertops, tile and flooring, plumbing and electrical fixtures, then final paint touch-up. Exterior finish covers siding, stone or stucco, soffit and fascia, decks, driveway and flatwork, and final grading and landscaping.

Owner decision timing controls this stage more than anything else we manage. Cabinetry, tile, plumbing fixtures, lighting, and appliances all carry lead times, and a selection made late does not simply delay itself — it delays the trades that follow it. Final site work closes the loop with the drainage design: positive grade away from the foundation, downspout discharge managed, and hardscape and landscaping installed so water behaves the way the plan intended.

Stage 12 — Punch List, Closeout, and Certificate of Occupancy

Closeout starts with a walkthrough where we document every remaining item together, then correct them. Systems are commissioned and demonstrated — HVAC balancing, irrigation, sump and drainage components, and any specialty equipment. Final inspections are completed and the jurisdiction issues the certificate of occupancy.

Handover includes documentation: approved plans as built, equipment manuals and model numbers, finish and paint schedules, and manufacturer warranty registrations for installed products. Coverage on installed products comes from the manufacturers and the installing trades; we tell you plainly what each covers rather than describing a blanket guarantee.

The last thing we do is agree on how to reach us after move-in for anything that surfaces during the first seasons of use — Colorado's first freeze-thaw and first monsoon season being the honest tests of a build.
