Building in Denver

Most custom home projects we take on in Denver start with an old bungalow or Denver Square coming down on a 25- or 37.5-foot-wide lot. That narrow footprint, combined with Denver's bulk plane and lot coverage rules, does more to shape the design than the client's wish list does — the buildable envelope has to be established before a floor plan is worth sketching.

Site conditions underneath these lots are rarely clean. Pre-1940 parcels in neighborhoods like Berkeley, West Highland, and Platt Park can hold old cisterns, abandoned coal chutes, construction fill, and clay sewer laterals that predate the current water and sewer mains. We scope a geotechnical investigation and a utility locate as part of feasibility, not as a surprise line item after excavation starts.

Alley access is usually the only access. Concrete trucks, framing packages, and excavators all have to be sequenced through a space a few feet wider than the truck itself, with a neighboring foundation sometimes three feet from the new one. We plan staging, shoring where the cut requires it, and a realistic schedule around that reality instead of pricing the job as if it sat on an acre lot.

Permitting and approvals

  • Denver Development Services building permit with zoning sign-off on the proposed envelope.
  • Landmark or design overlay review where the parcel sits inside a protected district.
  • Demolition permit and utility disconnect for the existing structure, coordinated before site work begins.
  • Right-of-way and street occupancy permits for alley or curb staging during construction.

What shapes a Denver project

Bulk plane and lot coverage rules

Denver zoning limits how tall and how far back a structure can rise near the side property lines, and how much of the lot can be covered. On a narrow infill lot, that envelope — not the budget — usually sets the maximum square footage.

Buried features on pre-1940 lots

Cisterns, coal chutes, old foundation remnants, and clay laterals show up regularly on scrape lots in the older grid. We treat discovery as normal and price it transparently rather than assuming a clean dig.

Alley-only construction access

Most infill lots stage everything from the rear alley. Equipment size, delivery sequencing, and truck turnaround all have to be worked out before permits are pulled, not during framing.

Historic and design review overlays

Parcels inside a landmark district or design overlay need review of the new structure's massing and materials before a building permit is issued, which adds real calendar time to the schedule.

Local questions

Denver questions, answered

Can I build a custom home from scratch on a Denver scrape lot?

Usually, once the bulk plane, height, and lot coverage limits confirm what will actually fit. We run the zoning envelope against your program before design so the drawings reflect what can be permitted, not just what would fit on a wider suburban lot.

How does demolition of the existing house factor into the schedule?

It's its own permitted phase, including utility disconnects and, on older homes, testing for materials that require special handling before removal. We sequence it ahead of excavation rather than treating it as a formality.

What if excavation finds an old cistern or coal chute?

It happens often enough on pre-1940 Denver lots that we plan for it. We stop, document what's there, and give you the cost and schedule impact before continuing — not after the fact.

Do I need architectural review before I can build?

Only if the parcel sits inside a landmark or design overlay district, which several older Denver neighborhoods do. That review is separate from the building permit and runs on its own calendar, so we start it early when it applies.
