Colorado construction and remodeling services from Vitanov Construction.

Most contractors subcontract the hard parts and manage from a truck window. Vitanov is set up for the whole arc of a project — from the first cut of raw earth to the last piece of finish trim.

We work with homeowners, property managers, and small commercial clients across Littleton, Denver, and the Front Range. Below is what we build, how we approach each phase, and the questions we get asked most before a project starts.

Residential Home Building

From custom builds to spec homes, we coordinate design, permitting, framing, MEP rough-ins, finishes, and the final walk-through.

A custom home in Colorado is not the same project as a custom home anywhere else. Expansive clay soils around the Front Range move with moisture, snow loads climb sharply as you gain elevation, and county building departments from Jefferson to Douglas each read the code a little differently. We build around those realities instead of discovering them halfway through framing.

Our process starts before a shovel touches the ground: soils report review, foundation design coordination with your engineer, a realistic permit timeline for your jurisdiction, and a line-item budget you can actually read. Once we break ground, the same team that dug your foundation is the team that hangs your doors — no handoffs, no finger-pointing between trades.

  • Foundation, framing, and full envelope
  • Permitting, inspections & code compliance
  • Daily site updates and one point of contact

Dirt Work & Excavation

Heavy equipment work for site prep, grading, trenching, footings, utilities, and earth-moving on residential lots and small commercial sites.

Almost every construction failure we get called to repair traces back to the dirt. Water that was never given somewhere to go, backfill that was never properly compacted, a pad that was cut a half-degree the wrong way. Excavation is the cheapest phase to do right and the most expensive one to redo.

Cut and fill to grade, footing and foundation excavation, utility trenching, drainage swales, retaining prep, and compaction that will pass inspection the first time. Colorado's decomposed granite, cobble, and bentonite clay each behave differently, and we plan the dig around what is actually in your ground.

  • Site grading, cut & fill, pad prep
  • Foundation and footing excavation
  • Utility trenching & backfill
  • Drainage, swales & erosion control

Renovations & Remodels

Whole-home remodels, kitchens, bathrooms, basements. We modernize layouts, finishes, and systems without losing what makes your home yours.

Remodeling is detective work before it is construction work. Behind the drywall of a 1970s Littleton ranch you may find aluminum branch wiring, a bearing wall nobody drew on the plans, or a bathroom that has been quietly leaking into the subfloor for a decade. We open things up early, tell you exactly what we found, and price the fix honestly rather than burying it in a change order.

Kitchens, primary baths, basement finishes, and whole-home renovations are our most requested work. We protect the parts of your home we are not touching, keep the site broom-clean daily, and sequence the trades so you are not living around a stalled project for months. Waterproofing, ventilation, and substrate prep get the same attention as the tile you picked — because that is what decides whether the finish still looks right in ten years.

  • Kitchen remodels & custom cabinetry
  • Bathroom renovations, tile & waterproofing
  • Basement finishing & egress
  • Whole-home remodels and system upgrades

Additions & Expansions

Adding square footage the right way — tied into existing structure, matched to the original architecture, and detailed for Colorado snow loads.

A good addition should be invisible. Rooflines should meet cleanly, siding and trim profiles should match, and the floor should not step a half inch where old meets new. That takes structural planning up front: how the new load path reaches the ground, how the existing foundation is underpinned or extended, and how the envelope is tied in so you never get an ice dam at the seam.

We handle second-story additions, bump-outs, garages and shops, and detached ADUs — a category Colorado municipalities have steadily opened up. Setbacks, lot coverage, and HOA review get sorted before design is finalized, so the plan you fall in love with is a plan that can actually be permitted.

  • Second-story additions & bump-outs
  • ADUs and detached structures
  • Garages, shops & covered outdoor living
  • Snow-load and structural engineering coordination

Frameless Glazing Systems

Modern frameless glass enclosures for patios, terraces, sunrooms, and commercial spaces — sliding panels, low-profile tracks, weather-tight hardware, installed right.

Frameless glazing turns a patio you use four months a year into a room you use twelve. Tempered glass panels slide and stack on a low-profile aluminum track, so the wall disappears completely in summer and closes tight against wind, snow, and dust the rest of the year.

The difference between a system that glides for a decade and one that binds in two winters is almost entirely in the substrate and the install. We level and prep the track bed, set the head channel true, seal the perimeter properly, and adjust every carriage before we call it done.

  • Patio, terrace & balcony enclosures
  • Sunrooms and four-season conversions
  • Restaurant and commercial storefront glazing
  • Custom panel layouts & professional installation

/ Questions

Before you hire a contractor.

The questions Colorado homeowners ask us most — answered straight, before you're asked to sign anything.

What areas of Colorado does Vitanov Construction serve?

We are based in Littleton and work throughout the Denver metro and Front Range, including Denver, Lakewood, Centennial, Englewood, Highlands Ranch, Littleton, Ken Caryl, Morrison, Golden, Arvada, Aurora, Parker, and Castle Rock. We also take select projects in Colorado Springs and northern Colorado depending on scope and schedule.

How do licensing and permits work on my project?

Colorado has no single statewide general contractor license; requirements are set locally. Permits and licensed trade work are coordinated as required by the applicable jurisdiction and project scope. Documentation relevant to your project is available on request before a contract is signed.

How much does it cost to build or remodel in Colorado?

Costs move with scope, finish level, site conditions, and jurisdiction. Rather than quoting a number that will change, we walk the site, scope the real work, and return a line-item estimate that separates labor, materials, allowances, and contingency so you can see exactly where the money goes. Our Colorado cost guide breaks the ranges down in more detail.

How long does a typical project take?

Duration depends on scope, structural work, material lead times, jurisdiction review times, and weather. We give you a written schedule with milestones at contract, and we tell you early if anything threatens it.

Do you handle permits and inspections?

Yes. We prepare and submit permit applications, coordinate with your designer or engineer when drawings are required, schedule all inspections, and manage corrections. Front Range jurisdictions differ significantly in review times, and we build those realities into your schedule rather than treating them as surprises.

Do you subcontract your work out?

We self-perform the core of what we do — excavation, framing, carpentry, and finish work. Licensed specialty trades such as electrical, plumbing, and HVAC are performed by trade partners we schedule and supervise directly, so you always deal with us.

How do you communicate during a project?

One point of contact, reachable directly, with photo updates as the work progresses and a scheduled check-in at each milestone. Change orders are priced and approved in writing before the work happens, so there are no surprises on the final invoice.

Do you offer free estimates?

Yes. Initial consultations and estimates are free. Call (720) 770-1039 or send us the details of your project and we will schedule a site walk, usually within a few business days.
