General Contractor in Centennial, CO
Kitchen, bath, basement, and outdoor living work for Centennial's 1970s–2000s subdivisions, including HOA-governed neighborhoods.

Building in Centennial
Centennial is a suburb assembled out of subdivisions built across three decades, and the right approach depends heavily on which one you live in. A 1974 Foxridge two-story and a 2003 build near Piney Creek are different construction eras with different problems: the older homes need electrical capacity, structural openings, and window replacement; the newer ones are mostly about finishes, unfinished basements, and outdoor living.
Almost everything here has a homeowners association attached, and exterior work — decks, patios, pergolas, fencing, roofing color, even paint — often needs architectural committee approval before a permit is worth pulling. We build that step into the schedule and provide the drawings and material specs the committee asks for.
Lots are generally generous by metro standards, which makes Centennial one of the better places on the south side for real outdoor living construction: covered patios, elevated decks, paver terraces, and the drainage work that has to accompany them on clay soil.
Permitting and approvals
- Building permits through the City of Centennial's building division for structural, electrical, plumbing, and mechanical work.
- HOA architectural committee approval before exterior work — separate from and in addition to the city permit.
- Deck permits for structures attached to the house or elevated above the local threshold, with footings inspected before pour.
- Basement finish permits including egress, alarm, and mechanical review.
What shapes a Centennial project
Mixed 1970s to 2000s construction
Framing, insulation standards, and electrical capacity vary enormously between subdivisions. We scope from what is actually in the walls, not from the year on the county record alone.
Active HOA architectural review
Most Centennial neighborhoods require written approval for exterior changes. Submittals typically want a site plan, elevations, and material and color specs, and review runs on a monthly meeting cycle in many associations.
Unfinished basements with rough-ins
Many homes here were sold with an unfinished lower level and a plumbing rough-in already in the slab. Where that rough-in sits usually dictates the most economical bathroom location in a basement finish.
Clay soils and flatwork movement
Patios, walks, and driveways on Arapahoe County clay move seasonally. Proper base depth, compaction, and drainage away from the house are what keep a paver patio flat after five winters.

Centennial questions, answered
Do I need HOA approval as well as a city permit in Centennial?
For exterior work, almost always. The two are independent: the city reviews code compliance, the association reviews appearance and placement. We prepare the drawings and material specifications the committee needs and sequence the submittals so neither one holds up the build.
Is my basement rough-in usable where it sits?
Usually. Builder rough-ins were placed for a reason, and designing the bathroom around the existing stub avoids cutting and re-trenching the slab, which is one of the larger line items in a basement finish. We verify depth and location before laying out the plan.
How long does a kitchen remodel take in Centennial?
Most full kitchen remodels run several weeks of active construction once materials are on site, longer if the layout changes, a bearing wall comes out, or cabinetry has a long lead time. The realistic constraint is usually cabinet delivery, not labor.
Can you build a covered patio on a Centennial lot?
Yes. Covered structures need footings sized for our frost depth, a permit, and typically HOA approval, plus attention to how the new roof plane sheds water and snow relative to the existing roof and the grade below it.
